What Should You Fix Before Selling Your Home?

Posted by Jenny Maraccini on October 1, 2026

Getting ready to sell doesn’t mean fixing every imperfect thing in your house.

In fact, spending money on the wrong projects can mean investing in updates that don’t make much difference to buyers.

So, what is worth addressing?

1. Fix Things That Aren’t Working

A broken garbage disposal, leaking faucet, door that won’t latch or appliance that doesn’t work can seem minor—but buyers notice them.

Small problems can also leave buyers wondering what else hasn’t been maintained.

2. Address Visible Signs of Damage

Water stains, cracked drywall, damaged trim or other obvious issues tend to attract attention during a showing.

Even if the underlying problem has already been resolved, make sure the visible evidence is addressed too.

3. Take Care of the Easy Cosmetic Wins

Fresh paint, patched walls, new caulk and replacing burned-out bulbs aren’t major renovations, but they can make a home feel noticeably better maintained.

4. Think Twice Before Tackling the Big Projects

That dated bathroom may bother you, but does it really need to be renovated before you sell?

Major projects like kitchens, bathrooms, flooring and new windows can get expensive quickly. Before taking one on, consider whether it’s likely to meaningfully improve your home’s marketability or value.

Before You Start Spending, Get a Second Opinion

This is where IRPINO’s combination of real estate and construction experience can be especially helpful.

We can look at a property from both perspectives: what buyers are likely to notice and what actually makes sense from a construction standpoint.

Sometimes we’ll recommend making a repair. Other times, we’ll tell you to leave it alone and save your money.

Thinking about selling in the next 6–12 months? Before you start making changes, let’s walk through your home and figure out what’s actually worth doing.
