How Far in Advance Should You Talk to a Realtor Before Selling Your Home?

Posted by Jenny Maraccini on September 14, 2026

If you’re thinking about selling your home, you may assume you should wait to call a Realtor until you’re ready to put your house on the market.

But in many cases, the earlier you start the conversation, the better.

You don’t need to have a moving date. You don’t need to have your house perfectly prepared. And you definitely don’t need to be ready to list next week.

Talking to a real estate agent a few months—or even longer—before you hope to sell can give you time to make smarter decisions about your home, your finances and your next move.

Ideally, Start the Conversation a Few Months Before You Want to Sell

For many homeowners, two to three months before listing is a great time to start planning.

That gives you time to understand what your home may be worth, look at what’s happening in your local market and determine whether there are things you should address before putting your property up for sale.

But there’s nothing wrong with reaching out even earlier.

If you’re thinking, “Maybe we’ll move next spring,” that’s enough of a reason to start asking questions now.

The first conversation doesn’t have to be a listing appointment. It can simply be a planning conversation.

You’ll Have Time to Make the Right Improvements

One of the biggest advantages of talking to a Realtor early is avoiding unnecessary work.

Homeowners sometimes assume they need to repaint everything, replace flooring, update a kitchen or tackle a long list of projects before selling.

Some work may absolutely be worth doing. Other projects may not give you enough return to justify the time and expense.

There may also be smaller issues worth addressing before buyers ever see the home—a ceiling stain, broken appliance, damaged trim or deferred maintenance, for example.

At IRPINO Real Estate, we can walk through your home and help you prioritize what we’d recommend fixing, updating or leaving alone. And because of our construction experience through IRPINO Construction, we can bring another level of practical knowledge to those conversations.

Before you start spending money, we’d rather help you make a plan.

You’ll Understand What Your Home Could Be Worth

Knowing your home’s potential market value can affect much more than your eventual listing price.

It can help you estimate your equity and start thinking realistically about what comes next.

If you’re planning to buy another home, do you need the proceeds from your current property for your next down payment? Could you buy before you sell? Would you rather sell first?

The earlier you understand the numbers, the more time you have to consider your options.

You Can Be Strategic About Timing

There isn’t one perfect month to sell every home.

Market conditions, inventory, your neighborhood, property type and your own personal timeline can all factor into deciding when to list.

Starting early gives you the ability to develop a strategy rather than choosing a date simply because that’s when you finished getting the house ready.

There’s More to Prepare Than the House

Getting ready to sell isn’t only about decluttering and making repairs.

There’s photography, Matterport 360° tours, marketing materials, pricing research and the overall strategy for how your property will enter the market.

At IRPINO Real Estate, we want the home prepared before buyers first see it—not figure things out after it’s already listed.

Starting the conversation early gives everyone time to do that properly.

What If You’re Not Sure You Actually Want to Sell?

That’s completely fine.

Talking to a Realtor doesn’t mean you’ve committed to selling your home.

Maybe you discover you have more equity than you realized. Maybe the numbers make moving up possible. Maybe you decide you’d rather renovate and stay put for another few years.

The purpose of starting early is to give yourself information and options.

Earlier Is Better Than Rushed

If you know you want to sell next month, we can absolutely get to work.

But if you have the luxury of planning ahead, use it.

A conversation several months before you’re ready to sell can give you time to understand your home’s value, make thoughtful improvements, prepare for your next move and develop a marketing and pricing strategy without feeling rushed.

At IRPINO Real Estate, some of our best work with sellers begins long before the home ever hits the market.

Thinking you might sell in the next 6–12 months? That’s not too early to reach out. Let’s talk through what you can do now so you’re ready when the time is right.
