Chicago Real Estate Market Update: July 2026

The July numbers are in, and one trend stands out: home prices continue to rise even as fewer homes are changing hands.

Compared with July 2025, median home prices increased 7.5% in both Illinois and the Chicago metro area. At the same time, the number of homes sold declined 3.0% statewide and 1.2% across the Chicago metro area.

So, what does that mean if you’re thinking about buying or selling?

Prices Are Still Showing Strength

Despite fewer transactions compared with last year, home values have continued to move higher.

The average home sale price for July was approximately $468,000, while the median time on market was just 12 days.

Together, these numbers suggest that there is still meaningful buyer demand for homes—especially those that are well-priced and positioned appropriately for their local market.

What This Means for Sellers

For homeowners considering selling, rising prices can be encouraging. Buyers are still active, and homes that meet their expectations can move quickly.

However, a strong overall market doesn’t mean every property will automatically sell quickly or for top dollar. Pricing, condition, location, property type, and even your specific price range can make a significant difference.

That’s why understanding what’s happening in your neighborhood is much more valuable than relying on broad market statistics alone.
