Buying a Condo in Chicago? 5 Things to Look Beyond

Posted by Jenny Maraccini on September 28, 2026

When you’re touring a condo, it’s easy to focus on the things you can see: the kitchen, the layout, the natural light and whether your furniture will fit.

But when you buy a condo, you’re buying into the building, too. Here are five things worth looking at before making an offer.

1. The Monthly Assessment

Don’t just look at the amount. Find out what it includes—heat, water, internet, parking, amenities or other expenses may already be covered.

2. The Building’s Finances

Review the association’s reserves, budget and any upcoming major expenses. A lower monthly assessment isn’t necessarily better if the building isn’t adequately prepared for future repairs.

3. Upcoming or Recent Special Assessments

Ask what’s recently been completed and what’s planned. Major projects like roofs, masonry, elevators or windows can have a significant financial impact on owners.

4. The Rules

Planning to rent the condo someday? Have a dog? Want to renovate? Association rules can affect how you use your home, so understand them before you buy.

5. The Resale Picture

Even if you plan to stay for years, think about the next buyer. Location, layout, parking, outdoor space, building condition and amenities can all influence future marketability.

The Bottom Line

The right condo isn’t just about loving the unit. It’s about understanding what you’re buying into.

At IRPINO Real Estate, we help buyers look beyond the listing photos and ask the questions that matter before making an offer.
